Nordic and Baltic Property Group has bought two historical buildings in the most central location of Riga in June 2017 and already in July 2017 has launched architectural and technical design for full renovation of the two buildings. It is planned to join the two buildings into one property creating a mixed high street retail and modern office space for lease of up to 3365 sqms of GLA. Renovation works will start in March 2018 and renovation will be fully completed beginning of Summer 2019.

The buildings, which are almost 100 years old, since times of Soviet Latvia and after regaining of independence of our country belonged to Latvian state telecommunications provider, in 80ies and 90ies being on the front line of developing telecommunications technology and are a famous spot with both younger and older generations of Riga inhabitants. Area where Telegraph Offices property is located is rich in history and architecture and has the biggest flow of pedestrians in Riga. Any time of the year from spring to winter colourfully lively crowd of tourists and locals, free live music performers, pop-up events make this location a Riga favourite. Audeju and Valnu streets are a mixture of bars and restaurants, international fast food restaurants as KFC (operating for more than 2 years) and Hesburger (opening in 2019), street retail fashion shops as H&M and other fashion brands of Galerija Riga, a 20 000 sqms GLA big shopping mall operating since 1938, which is trading on five floors and has integrated inside its glassed gallery a full fledged public pass through retail street.

First and second floors of the building of the total area of up to 1100 sqms will be connected by stairs and lifts to suit the needs of a retailer trading on two floors, space is offered to one or two retailers and discussions with interested anchors are in progress now with a target to sign contracts with anchors by the end of 2017. Entrance to the stores and store shop windows will be accessible by customer flow directly from the busy pedestrian Audeju street creating a shopping triangular together with Galerija Centrs shopping mall trading on five floors and Valnu shopping and restaurant street.

A renovated building will have all modern engineering solutions, advanced climate system, up to date access system and computer network, fitting out will be made according to individual demand of each tenant. The flexible office space will offer an environment that collaborates with occupiers, architectural solutions are targeted to provide staff with a lot of natural light which is a scarce product in the Historical Riga, and Telegraph Offices property is naturally featured with big windows to all the sides of the building and the 5-6th floors will provide a beautiful view to the roofs and streets of Historical Riga.
